We have put together some questions and answers that are frequently asked.

Q: What is the maximum number of people allowed in the villa?

A: “Florida Breeze” holds 16 people in 7 bedrooms comfortably.

Q: Do I need to send a deposit with my completed booking form.

A: Yes. A deposit of £250/$350 must accompany bookings, which is non refundable. Upon clearance of the payment, the booking is confirmed. Please note, bookings in excess of 2 weeks in length or in peak periods require a larger deposit.

Q: Do we need to supply a security deposit?

A: No. However, we recommend you pay a Rental Property Protection Fee of £30/$50 to cover up to $1,000 of unintentional damages that may occur during your stay.

Q: How far is the villa from the main attractions?

A: Walt Disney World is just 3 miles away and 5 minutes drive.

Q: How do we gain access to the villa?

A: Access to the villas are achieved through entering a code into the keypad on the front door. This is a unique code for your stay, which you will receive by e-mail 3 weeks prior to the commencement of your holiday.

Q: What happens if we have any problems or questions during our stay?

A: There is a local management company on call 24/7 to take care of you. Their contact information will be sent by e-mail 3 weeks prior to the commencement of your holiday.

Q: Is the villa professionally cleaned? I worry about cleanliness.

A: Yes. The villa is professionally cleaned upon arrival. If you wish, the option of a clean half way through your stay can be applied for at an additional cost.

A mid-stay clean includes: washing all sheets and towels, cleaning all bathrooms, kitchen, vacuum and dusting, sweeping and mopping and refreshing your starter paper products.

Rubbish is collected every Monday and Thursday from 6am. Please deposit any rubbish you have in the wheeled containers supplied and move containers to the end of the drive on Sunday and Wednesday evenings. The containers are to be stored at the side of the building at all other times.

Q: Are there cleaning supplies?

A: We do not leave any chemicals in the home, but there is a washing machine, dryer, mop, brush and dustpan, dishwasher, iron and ironing board in the property. There are starter paper products at the home. You will be responsible for your other needs thereafter. There are Publix and Marketplace grocery stores within a mile of both of our properties.

Q: I have always stayed in a hotel up until now, what is so different about a villa?

A: Hotels can be very expensive, for the price of one hotel room you can use our luxury villa with your own private pool. Our villa is superbly equipped to make your vacation unforgettable.

Q: I don’t know how to care for a pool. Is that a problem?

A: The management company takes care of chemical balancing, cleaning the pool and spa weekly.

Q: Is the pool heated?

A: Yes. For an additional charge the pool heat will be turned on. Heat is not needed during the months of April through to October, but it’s up to the individual.

Q: What pool safety measures do you have?

A: A removable Child Safety fence is provided. With the fence there remains a deck area in which the kids can play safely without parents having to keep a constant eye on them. There is also a door alarm installed on the patio door leading onto the lanai.

Q: Are linens and towels provided?

A: All linens for the beds are provided. We provide towels for use in the villa and at the pool. We ask that these towels remain at the villa. If you plan to visit the water parks or the beach, please bring your own beach towels. (Note: some water parks will rent towels so it may be worth checking with them before you pack).

Q: Can I smoke in the villa?

A: No. The villa is strictly a non-smoking environment. You may smoke outside on the deck provided that you exercise caution and dispose of your butts sensibly.

Q: Can I take pets along with me on vacation?

A: Although we are all pet lovers, the villa has a strict no pets policy.

Q: Can I park my RV at Emerald Island?

A: No. RV’s are not allowed through into Emerald Island, but there is a local RV park near by on secret Lake RV Resort 8550 West Iro Bronson Highway, Kissimmee, Florida 34747 Toll Free 800-400-9304 Phone 1-407-396-6101 Fax 407-396-2958.

Q: Are there any nearby churches?

A: Yes. Here are the addresses for them.

Q: What about security?

A: Emerald Island Resort is private and gated. The gate at Emerald Island is manned 24 hours a day by security guards who only allow people into the resort who have a valid pass. The resort is very peaceful and it is extremely safe to walk or ride a bicycle. Indeed, there is a nature trail where all kinds of wildlife maybe spotted.

Q: What is check-in & check-out time?

A: Your home will be available for check-in at 5pm. An early check-in may be possible for an additional fee. However, if another guest is checking-out on the day of your arrival, then we will not be able to coordinate an early check-in.

Check out time is 10am. A vacation home requires more time to clean than a hotel room. Please help us prepare for our next guest by being on time. A late check-out may be possible for an additional fee. However, if guests are checking in on the day of your departure, then we will not be able to coordinate a late check-out.

Early check-in is from 9am and late check out time is up to 5pm.

Q: Can you give me some information regarding driving in the US?
A:Always carry your driving licence and rental agreement form with you. As in the UK you must always wear your seat belt at all times.

The speed limit is generally 55mph although in non-urban areas it goes to 65mph. Watch the signs carefully.

You may turn right on a red traffic light, after coming to a stop, make sure the way is clear unless signs indicate otherwise.

When you approach a 4way stop sign, you must come to a complete stop, police are very strict where this is concerned.

Petrol stations are numerous and in most cases self-service. Quite often you will have to pay first before you pump the fuel.

On most express routes you will come across the tollbooths, so it is a good idea to keep a couple of dollars in change, although change can be given.

If you get caught in the rain, it is law that you must have your lights on.

It is also Florida State Law that children of five and under are restrained in the car using a safety car seat.
